"Villago is going to be a beautiful master-planned community enhancing the gateway to our community and we couldn't be more excited about it." - Casa Grande Mayor Charles Walton, Sr.

As a way to keep you informed on the progress of Villago, we will continue to update you at various times throughout the construction process. You'll find it's a great way to get the latest news on Casa Grande's newest master-planned community.

The first of the four lakes at Villago is substantially full.

The southern water feature is excavated and tied into the major entry monument.

INFRASTRUCTURE

The southern water feature at Villago is 90% complete with the concrete liner set and tied into the entry sign. Several tons of boulders continue to be added to the shoreline around the feature and there is only minor grouting left to complete.

Dewatering of the retention basins along the infrastructure was performed after some hard rains hit in early April. Re-grading and final shaping of the retention basins continued and Torrent Resources has begun the excavation of the infrastructure dry wells.

In preparation for the dedication of the right-of-way to the city, minor areas of pavement, curb and gutter along the infrastructure were removed, replaced and perfected. Also, streetlights have arrived and been erected.

Palm trees continue to arrive and were planted at the minor entry monument and the northern water feature. The majority of the remaining plants to be installed are currently tagged and being held in a Tucson nursery. Full landscaping efforts will commence in early May, along with the testing of the lakes’ recirculation system, fountains, aerators, jets and lights.

More than half of the irrigation system at the infrastructure has been installed. The 600-amp panel that will power the irrigation system is scheduled to arrive soon, with turf installation around the lakes scheduled to begin immediately after installation of the panel.

ONSITE
Concrete and paving have been the centers of focus at Villago, with concrete installation 50% complete and paving installation approximately 30% complete. Sub grade preparations continue in parcels 13, 14 and 15. A second concrete contractor was brought in to begin the curb, gutter and sidewalk installation in parcels 13 and 14, and concrete installation continues in parcels 10, 11 and 22.

The perimeter wall reached the 70% completion mark this week and the electrical pedestals and transformers continue to be set. Construction continues to move full steam ahead as all four homebuilders are currently building models and/or spec homes at Villago.

OFFSITE
The PRV station is complete and the offsite water line has been chlorinated and bacteria tested. Shortly thereafter, the tie-in was made at the ADOT right of way.

One of the best things about making your home at Villago is that you're right next door to a small city filled with old-fashioned charm and lots of fascinating history. Founded in 1879, Casa Grande was named after the nearby Hohokam Indian ruins. Today, Casa Grande still has that special small-town feel, along with a community of friendly people who are proud of their low crime rate and affordable taxes. Casa Grande offers all the essentials, with everything from outlet malls to major department stores, great dining establishments, and two top-quality hospitals –all just minutes away from your home. And with 17 public and private schools in the area – in addition to the planned schools within Villago – you'll have plenty of educational choices for your family.
Working parents will really appreciate the city's two daycare centers for their youngsters. And there's always something to do here – play golf, catch a movie, go bowling, or have a picnic in one of the city's 18 parks. It's everything you could want to live a “grande” life in a relaxed, friendly, small-town setting. Stop by for a look around now at www.visitvillago.com/casagrande.

Whether you're a first-time homebuyer or own a home today, everyone could use more information that could save time and money when purchasing a new home. Villago has made a special
commitment to keep our future homebuyers up-to-date with the latest industry information to help make your experience as rewarding as possible.

It is the responsibility of a home inspector to check the safety of your potential new home. Home inspectors focus especially on the structure, construction and mechanical systems of the home and will make you aware of only repairs that are needed.

The inspector does not evaluate whether or not you are getting good value for your money. Generally, an inspector checks - and gives prices for repairs on - the electrical system, plumbing and waste disposal, the water heater, insulation and ventilation, the HVAC system, water source and quality, the potential presence of pests, the foundation, doors, windows, ceilings, walls, floors, and roof.

Be sure to hire a home inspector that is qualified and experienced. It’s also a good idea to have an inspection before you sign a written offer because once the deal is closed, you’ve bought the house as is.
