INFRASTRUCTURE
Final adjustments to the lake systems at Villago, including fountain adjustments, were completed in August. This included a Pacific Aquascapes employee canoeing to the centers of the lakes and adding extensions to the fountain nozzles in order to perfect their performance. The final walk of the lakes has occurred and adjustments are currently being made. The lakes should be accepted in early September. Meanwhile, the bridge walls at the lakes continue to go up and the trees around the lake continue to be planted. The ramadas and the pedestrian bridge at the lakes are also being installed.

The electrical pedestals along the infrastructure have been inspected and approved, and the final walk of the infrastructure went well with minor items needing to be addressed. The majority of those include removal and replacement of curb, gutter and sidewalk, which is currently near completion. The final acceptance of the infrastructure should occur during the first part of September.

Landscaping along the infrastructure continued at Villago, with heavy planting around the lake. More than 2,000 shrubs have been delivered, in addition to numerous palm trees, and the installation of the irrigation system, plants, extruded curb and trees continues. The decomposed granite is currently being harvested and will be installed immediately after the shrubs go in.

The streetlight installation along the infrastructure is 95% complete and should be 100% complete by early September. The lights should be powered up very soon, and more will be erected in the parcels immediately after the infrastructure is complete.

Construction of the regional park continued to move aggressively forward in August. With final grading now complete, installation of the underground utilities and irrigation system will begin. The park is expected to be complete in late November.

ONSITE
As Villago focuses on getting the parcels fully energized, APS has officially stationed a crew at the community. They are pulling cable, terminating services, setting meters and erecting streetlights within the parcels.

Upon issuance of the building permits in August, installation of the hardscape began throughout the parcels. Additionally, the hardscape and grade preparation for the ramadas, tot lots and basketball courts in the pocket parks have also begun. The perimeter wall is 95% complete with minor segments and loose ends being tied up.

Qwest has completed the remote terminal station for the southern half of the project and is working on the r/t station that supports the north half of the project. Cox Communications has been onsite for the last few weeks finalizing the installation of their telecommunications and video systems. They are expected to be complete within a couple of weeks.

All model homes are currently powered, with four of the eight parcels featuring open models. Spec homes continued to be erected and discussions with engineering have led to approvals for permanent certificates of occupancy.

OFFSITE
The Pinal Avenue improvements continued in August and are scheduled to be complete in early to mid September. Access is currently available through temporary striping.

Temporary striping has also been installed at the Villago Parkway entrance and it will be opened permanently in early September with minor interruptions for the final chip seal and striping installation.

The final walk of the offsites has taken place and the minimal items listed on the punch list have been addressed and satisfied.
