INFRASTRUCTURE
As we enter the holiday season, progress continues at Villago. The water line from the wells to the lakes is 95% complete with minor backfilling and water settling left to perform. The tie-in to the fill box at the lakes is scheduled for completion this month and the final transformers are scheduled to be set early next month at the lake pump station. The lakes are scheduled to be filled in January.
The palm trees continue to be installed in the median of Ocean View. Currently, 57 of the 125 date palms have been installed, each boasting an average height of 30 feet from base to crown. Eventually the palms will accent all subdivision entrances, major entrance medians, the backgrounds of the four entry monuments, and more.
Progress continues at the irrigation main, with lateral irrigation lines being installed and the drip system installation beginning soon. The sidewalk is 100% complete, the concrete spillways are currently being wrapped up, and all the manholes of the infrastructure sewer line have been vacuum tested.
Fine grading of the retention basins and parks continues, and hand grading is being performed around the lake in order to perfect the grade before planting begins. Planting is scheduled to begin in early January, once plant inspections are complete.
OFFSITE
Approximately 90% of the offsite water line is completed with the bore under Pinal Avenue and the tie-in at Ocean View remaining. The high-pressure and low-pressure tie-ins are scheduled to take place early next month.
The offsite water line continues to be backfilled in preparation for the four-inch irrigation line that needs to be installed along Pinal Avenue. It will begin as soon as backfilling is completed, with planting along Pinal to follow.
ONSITE
The main task of focus, dry utilities continue to be installed in all parcels and are expected to be completed in late January. The perimeter walls are approximately 35% complete with more than 10,000 lineal feet installed as the crews make their way north along Pinal Avenue.
Meetings with the fire department chief have taken place in the planning of fire road access for the model home locations. Roadway preparation for curbing and paving is scheduled to begin January 3rd. Water mains continue to be pressure tested, with bacteria tests scheduled to begin late this month.
