INFRASTRUCTURE
The entry tower at Villago is 95% complete, with the Douglas Fir beams installed in early July and the majority of the roof finished. The cultured stone installation is also complete and the entry sign is scheduled to be installed upon permit approval.
The pedestals and junction boxes have been installed around the lakes, southern water feature, and the majority of the necessary areas. As a result, the lakes have been formally accepted by the city and have been filled, with the four fountains and waterfalls in motion. Final inspection of the lakes with Pacific Aquascapes has been performed, with minor adjustments being made to the fountains. The fountains will continue to be adjusted and fine-tuned until their appearance and performance is perfected.
Landscaping efforts continue, with strong efforts around the lakes, including the creation of large mounds. The rolling hills truly look great and will truly enhance the value of Villago. Sod will be installed around the lakes in early August, along with all the plants and decomposed granite.
Installation of the ramadas and pedestrian bridge at the lakes has begun, and APS continues to erect streetlights along the infrastructure. Meters for the common areas and entry monuments are also undergoing installation, as are the stone veneered bridge walls along Villago Parkway and Lakeside Blvd. The dusk-until-dawn lights' underground installation is 90% complete with some minor adjustments remaining.
The final walk for the infrastructure has taken place with the city of Casa Grande and we are awaiting response. In the meantime, the builders continue to build spec homes very aggressively and power has been delivered to the model homes. Qwest continues to set its distribution stations along the infrastructure and the parcels will soon have telephone service available. Also, the onsite elementary school is moving forward with scaffolding in place and is expected to go vertical in the near future.
ONSITE
The parcels at Villago look great as parkway grading remains an area of focus and paving continues to move ahead. Concrete aprons, drainage scuppers and handicap ramps continue to be installed as well.
The dry wells within the parcels are 100% complete with some minor clean-up remaining, and preparations for the installation of the sidewalks in the open space areas has begun.
Qwest is currently adjusting its pedestals in all parcels and continues to build its Remote Terminal stations, which are expected to be completed in early August. APS pulled cable in July, with the majority of the models already energized. Southwest Gas is currently in the process of making its final connections and heating up the parcels. Cox Communications will begin its interior work shortly, with all of its fiber-optic cable installed in the infrastructure.
Final walks have begun onsite and conditional acceptance of the streets is expected soon, which will allow builders to connect to the sewer and ultimately be issued Certificates of Occupancy. Permits for the armadas and tot lots are also expected to be issued shortly.
OFFSITE
The offsite water system is complete and is in the process of being transferred to AZ Water Co. Also, Southwest Gas has installed the pressure reducing station, which will allow Villago to be pressurized. The ADOT permit for the access tie-ins at Pinal Ave. has been secured and construction has begun. Demolition of the existing crossings was performed and the new entrances are expected to be complete in three to four weeks.
