INFRASTRUCTURE
This month at Villago, finishing touches took place around the lakes. Mounds were installed and some final shaping was done in preparation for planting, which will begin immediately after a majority of the drip line is installed around the lakes. The pressure switches on the irrigation skid have been tested and installation of laterals and drip line has begun.
The pump station at the lakes is fully energized. AAA’s main line has been flushed out and crews are now in the process of installing gate valves around the north end of the project and around the lakes. AAA has extended the main line throughout the infrastructure and into the certified basins. They are also installing the necessary sleeves in the parcels.
The stone veneer on the entry tower is complete and has been painted, which completely updates its appearance. Framers are constructing the roof of the entry tower, and the installation of the wrought iron within the faux windows will occur soon. Also, the perimeter wall installation is near completion.
APS erected all of the infrastructure streetlights and began installing the parcel streetlights. The underground open-space lighting has been installed and the dusk-until-dawn lights will be installed at the end of this month.
The majority of the retention basins have been certified now that the drywell installation is 100% complete. The wells ended up being 120 feet deep instead of the initial design depth of 80 feet due to the fact that permeable earth was reached at this depth.
The school site mass grading is complete and NL Booth is currently in position to begin construction of the undergrounds and go vertical in the near future.
ONSITE
Street paving within the parcels at Villago continued this month, along with an emphasis on curb, gutter and sidewalk installation, which should wrap up shortly. Parkway grading continued as well and the finished pads look great! Permits for the ramadas and tot lots in the recently graded pocket parks have been pulled.
Electrical pedestals continue to be set, moving the project one step closer to energizing the parcels. Qwest continues to adjust its pedestals while Cox Communications is scheduled to finalize its system as soon as the parcels are energized.
The parcel perimeter walls are 90% complete and will come to a close in early July. Currently, there are approximately 40 spec homes being built by multiple builders.
OFFSITE
The offsite water installation is complete with minor adjustments remaining.
