INFRASTRUCTURE
AAA has kicked operations into high gear, bringing the main line installation to 95% completion with more than 7,000 feet installed along the infrastructure. Tie-ins to the parcels have begun as well as sleeving within the parcels.
Lake construction wrapped up as crews buttoned up loose ends, including the fountain lighting, the faux bridge tie-ins, the testing of the aerators and the waterfall accent lighting. The final electrical components have been set: a 600-amp service entrance system for the main pump station and a 100-amp service entrance system for the southern water feature. The lake edge has been tied into the stem walls and cantilever decks and final lake inspections have taken place with Pacific Aquascapes, Blucor and Diamond Ventures. With a head start from recent rainstorms, the first of the four lakes is substantially full with the second lake at approximately 33% capacity. The southern well will continue to run until the water reaches six inches below the top of the shoreline. The lakes are expected to be full within two weeks and will hold an estimated 25 million gallons of water.
Fine-tuning of the grading around the lakes continued throughout the infrastructure in preparation for the installation of ramadas and various hardscape structures. Parkway grading continues with many of the basins along the infrastructure reaching plus or minus 1/10’ of final grade. Gannons have been sent in to meet final grade and make the open space very pleasing to the eye with mounding and fine shaping.
The major entry monument is well underway with about 10 feet of the masonry structure already built. The stone installation on the minor entry monument at McCartney Road and Casa Grande Avenue has begun and looks great! The southern ledgestone veneer installation has wrapped up with precast capstones, rockface stone and natural stone tile to follow. The concrete liner for the southern water feature has been poured and boulders have been set. This feature ties into the major entry monument, which will have a scupper that allows water to pour over the face of the sign.
ONSITE
The stone for the columns is currently being installed along Pinal Avenue with McCartney Road and Lakeside Boulevard to follow. The perimeter walls continue to be painted and the column caps have also been installed.
Curbing installation has been stronger than ever with several crews being added. Curb preparation continued in parcels 13, 14 and 22. The curb, gutter and sidewalk installation in parcels 10, 11 and 12 are 90% complete with aprons, scuppers and minor radiuses remaining. Currently, a.b.c. is schedule to be delivered at the end of March with paving scheduled to begin in mid April.
Sub-grade preparations for paving are being made throughout Phase 1, and the electrical contractor for the interior landscape lighting and dusk-until-dawn lighting has been secured.
OFFSITE
The ADOT permit for the offsite water tie-in within the Pinal Avenue right of way has been secured and crews are working to meet project schedule goals. The offsite water line that runs east and west along Val Vista Boulevard has been tapped into. The saw cut across Val Vista has been performed with pressure and bacteria testing of the line also complete. The tie-in at the ADOT right-of-way will follow.
The pressure reducing station continues to be installed in order to reduce the high-pressure system currently in place north of Phase 1. Pressure and bacteria tests are scheduled in the near future.
