INFRASTRUCTURE
The dry well construction at Villago moved forward rapidly this month in multiple parcels. Permeable materials are being reached at an average depth of 100 feet and casing crews have begun installing the dry well linings. Currently, 16 of the 33 dry wells have been drilled while seven have been cased and capped. The dry wells are expected to be 100% complete within the next couple of weeks.

The entry tower is looking great! The block work is 100% complete and the majority of the stone has been installed. The tower is scheduled to be painted and the wrought iron placed in the windows at the end of May. By the way, did you know an inspection is required for every four feet the tower rises?

The infrastructure is currently energized and streetlights are scheduled to be up by the end of the month. Electricity has also been brought to the recently installed and inspected 600-amp panel and the other control panels at the lake pump station.

The irrigation line has been flushed out, and the installation of laterals and drip line has begun. Heavy planting of trees, shrubs and turf will begin in June. The retention basins have all been surveyed for certifications and the volumes are currently being calculated.
Construction has been moving south, away from the lakes, in order to free up the basins for landscapers.

Many spec and model homes are currently under aggressive construction by all builders and are selling very quickly!

ONSITE
Parcel 15 is being prepared for curb while two contractors install curb and gutter in the other parcels. The concrete contractors continue to be pushed forward aggressively, with curb and gutter installation occurring simultaneously in the remaining parcels as ABC is brought in and the sub-grade is prepared for paving.

The view fence installation has begun and the perimeter wall installation will be completed over the next few weeks. The dusk-to-dawn lights are currently being installed in all parcels.

Mule tape is currently being pulled through the electrical conduit. Pedestals and communication boxes continue to be set as well.

Fine grading in the pocket parks continued this week, while head walls, scuppers and dry wells continued to be installed.

OFFSITE
The offsite water installation is complete with only minor adjustments remaining.
