Final grading of retention basins nears completion. |
INFRASTRUCTURE
As the infrastructure at Villago nears completion, emphasis has shifted to the grading of the trail system, fine detailing of the retention basins, installing the irrigation main, landscaping and streetlight installation.
APS continues to tie in the switching cabinets, pedestals, and transformers, and there are only two transformers that still need to be installed at the lake pump station. The infrastructure is expected to be energized in mid November.
The sonotubes for the streetlights are currently being set along the infrastructure and the goal is to begin setting actual streetlights early to mid next month. Streetlights for the collector and arterial streets have been ordered and are tentatively scheduled to be installed in late November.

The first date palms have arrived and the concrete stem walls at the lake edge are scheduled to be installed in early November. These walls will help create our faux bridges located on Villago Parkway and Lakeside Boulevard. That means the lakes are getting closer to being filled and the waterfalls and fountains will soon be in working order!
The fill box that ties in the waterline from the wells to the lakes arrived early and is ready to be installed. This task will take place in mid November along with the wells-to-lake waterline installation. Blucor has been awarded this work and completed the 6,400-foot trench this week. The installation will wrap up in approximately three weeks. Pacific Aquascapes has stained the concrete lake edge and installed the majority of the lake lighting.
OFFSITE
A mile and a half of the 12-inch offsite water main has been installed. The offsite water installation is 80% complete with a bore under Val Vista Boulevard and two tie-ins remaining. Backfilling of the offsite water line has begun and, ultimately, 7,200 feet will need to be backfilled.
ONSITE
The water line is currently being inspected and backfilled with the dry utility installation to follow. Trenching for parcel perimeter walls has begun. Masonry block has arrived and the first 500 feet of the theme wall was installed. Dry utility trenching has also begun in the parcels. Finally, the parks and interior tracts continue to be sculpted.

As a homebuyer, the first question you may ask yourself is, “How much money do I need to come up with to buy a home?” The answer depends on a number of factors, including the cost of the house and the type of mortgage you hope to get. In general, you need to come up with enough money to cover three costs: earnest money, the down payment and closing costs.
Earnest money is the deposit you make on the home when you submit your offer. This proves to the seller that you are serious about wanting to buy the house. When you make an offer on a home, your real estate broker will put your earnest money into an escrow account. If the offer is accepted, your earnest money will be applied to the down payment or the closing costs. If your offer is not accepted, your money will be returned to you.
The down payment is a percentage of the cost of the home that you must pay when you go to settlement. The more money you can put into your down payment, the lower your mortgage payments will be. Some types of loans require 10-20% of the purchase price.
Closing costs are the costs associated with processing the paperwork to buy a home. Averaging 3-4% of the price of your home, closing costs cover various fees your lender charges and other processing expenses. When you apply for your loan, your lender will give you an estimate of the closing costs, so you won’t be caught by surprise.
