The lake fountains at Villago are tested.

Palm trees are going up along Villago’s streets.

INFRASTRUCTURE
The replacement and removal of curbs, gutters and sidewalk along the infrastructure is virtually complete, and the city is expected to accept the main and arterial streets at Villago in the very near future.

The streetlights along the infrastructure are 95% complete with only minor adjustments remaining. In fact, streetlights are now illuminated throughout the infrastructure from dusk until dawn. Currently, APS is focusing its efforts on completing electrical installations within the parcels, and working on the infrastructure’s electrical system at a slower pace.

Landscaping along both the infrastructure and Pinal Avenue continued this month. Decomposed granite, trees, bushes, extruded curb, and shrubs were all installed. Plant and shrub installation is an ongoing project, with more than 2,000 shrubs arriving on-site this month. Palm trees continue to arrive, and some have been installed behind the monuments and throughout the infrastructure, adding an aesthetically pleasing vertical aspect to the project. The lighting for the palms will be installed at the end of October.

Project contractor AAA recently completed grading of Villago’s regional park, and irrigation specialists are now working to get this future green space growing.

ONSITE
As Villago continues to satisfy regulations for its parcels, the project has begun to receive approvals for permanent certificates of occupancy, allowing the community to continue its fast-paced development.

The perimeter wall is 95% complete, with only minor final adjustments still being made. Concrete, paving and the installation of electrical equipment are now officially complete within the parcels. Ramadas and tot lots also continue to be installed, along with other landscaping features.

The common area sidewalks are 95% complete, and paver bands are scheduled to be installed soon. The final walk-through for the electric has occurred and the electrical installation is 90% complete, leaving only meters to be installed and a few minor adjustments to be made.

OFFSITE
The barricades have been removed and the main entrance to Villago – Villago Parkway – is now open and accessible from Pinal Avenue. Construction continues to move forward at the Pinal Avenue entrances, and Ocean View Drive is under construction with storm drain currently being installed.

One of the best things about making your home at Villago is that you're right next door to a small city filled with old-fashioned charm and lots of fascinating history. Founded in 1879, Casa Grande was named after the nearby Hohokam Indian ruins. Today, Casa Grande still has that special small-town feel, along with a community of friendly people who are proud of their low crime rate and affordable taxes. Casa Grande offers all the essentials, with everything from outlet malls to major department stores, great dining establishments, and two top-quality hospitals – all just minutes away from your Villago home. And with a school under construction that will be open for the upcoming school year, your kids will be able to walk to school. Working parents will really appreciate the city's two daycare centers for their youngsters. And there's always something to do here – play golf, catch a movie, go bowling, or have a picnic in one of the city's 18 parks. It's everything you could want to live a “grande” life in a relaxed, friendly, small-town setting.

Whether you're a first-time homebuyer or own a home today, everyone could use more information that could save time and money when purchasing a new home. Villago has made a special
commitment to keep our future homebuyers up-to-date with the latest industry information to help make your experience as rewarding as possible.

Whether you’re a first-time buyer or you want to move up, it’s easy to lose sight of your budget when you see all the beautiful options available. So before you start searching, make sure you know how much you can really afford.

When applying for a mortgage, lenders will look at your income, debt-to-income ratio, and credit history to determine how much you can borrow. According to bankrate.com, housing costs generally should not exceed 29% of your gross income. In addition, you will need to think about how much of a down payment you will have, as well as added monthly costs like taxes, insurance and homeowners’ association fees. Do some research on your own, or visit with a lender to answer questions and get a pre-approval.

Once you’ve determined how much you can afford, get comfortable with your price range and remind yourself to stay within it. And remember, it doesn’t have to be a mansion to be the home of your dreams. At Villago, we have homes from Arizona’s top builders that will suit any family’s needs, with prices starting in the $160s.
